Renovations, repairs, framing, drywall, landscaping, concrete, and general construction can involve more than what is visible on the surface. Because of that, we want every client to understand how we handle project scope, communication, extra work, timelines, and hidden issues.
Our goal is simple: complete the work properly, communicate clearly, and avoid confusion wherever possible.
What to Expect When Your Job Starts
When a project begins, the first stage is not always the most dramatic-looking part of the job. Before major progress is visible, there may be setup, measurements, material checks, layout planning, surface protection, demolition, inspections of the existing conditions, or coordination with other trades.
This is a normal part of professional construction.
Every job has its own conditions. Even work that appears simple from the outside may require careful planning once the existing wall, floor, framing, deck, concrete, plumbing, or electrical area is opened up. The visible issue is not always the full issue.
For example, water damage may expose rotten framing. A wall repair may reveal poor previous work. A deck repair may show structural problems that were not visible during the first walkthrough. A bathroom or kitchen renovation may uncover plumbing, electrical, moisture, or framing issues that need to be addressed before the finished work can continue.
We do our best to explain these issues clearly as they come up. We do not believe in rushing through problems just to make a job look finished. Proper work requires proper preparation.
What Counts as Extra Work?
Our estimates and agreements are based on the visible conditions, the information available at the time of quoting, and the specific scope of work approved by the client.
Extra work means any work that is not included in the original approved scope.
This may include:
- Hidden damage discovered after work begins
- Water damage, rot, mould, or structural problems
- Additional framing, drywall, carpentry, concrete, or repair work
- Client-requested changes after the job has started
- Repairs needed because of previous poor workmanship
- Additional material, disposal, or labour requirements
- Changes to the design, layout, finish, or installation method
- Extra trips caused by unavailable access, missing materials, or changed decisions
- Work required to meet safety, code, or workmanship standards
Extra work is not always anyone's fault. Sometimes it is simply part of opening up an existing home or property and finding conditions that could not reasonably be confirmed before the project began.
When additional work is required, we will explain the issue and provide direction on the next steps wherever possible. Additional work may result in additional cost, added time, or a revised project plan.
The original estimate covers the original scope. New work, hidden conditions, and changes outside that scope are handled separately.
Communication During the Project
Clear communication protects both the homeowner and the contractor.
To avoid confusion, all official communication regarding pricing, scope, scheduling, timelines, disputes, changes, or project decisions must go directly through MW Construction & Landscaping.
Employees, helpers, labourers, and subcontractors may be present on site to perform work, but they are not authorized to change pricing, approve extra work, alter project terms, make promises, or speak on behalf of the company regarding disputes or agreements.
This policy exists to prevent mixed messages.
A worker on site may be able to answer basic questions about what they are currently doing, but any official decision must be confirmed directly with MW Construction & Landscaping. This includes changes to the scope of work, concerns about billing, timeline expectations, added work, or anything that affects the agreement between the client and the company.
If a client has a concern, question, or requested change, we ask that it be brought directly to us so it can be handled properly and documented clearly.
Professional communication keeps the project organized, fair, and accountable.
Why Construction Timelines Can Change
Project timelines are always based on the best available information at the time of quoting and scheduling. However, construction work can change once the project begins.
Timelines may be affected by:
- Hidden damage
- Unsafe or damaged framing
- Water intrusion
- Mould or rot
- Previous work completed incorrectly
- Material delays or supplier issues
- Weather conditions
- Drying, curing, or setting times
- Subcontractor availability
- Client-requested changes
- Additional work discovered during the project
- Access issues or site conditions
- Safety concerns
Some projects can be completed quickly. Others require more time because the conditions demand it.
A timeline is not only about speed. It is about completing the work properly. If something needs to be repaired, reinforced, replaced, dried, cured, adjusted, or corrected before moving forward, that time matters.
We understand that homeowners want projects completed efficiently. We want that too. But we will not ignore serious issues just to meet an unrealistic expectation or force a job into a timeline that no longer matches the actual site conditions.
Good work requires honesty, patience, and proper process.
Our Standard: We Do Not Cover-Up Problems
One of the most important parts of our work is knowing when not to cover something up.
If we discover water damage, mould, rotten wood, unsafe framing, poor previous workmanship, structural concerns, or anything that affects the quality and integrity of the finished project, we will bring it to the client's attention.
We will not knowingly cover a problem just to make the job look complete.
Covering up damaged, unsafe, or poorly prepared areas can lead to bigger issues later. It may cause future repairs, failed finishes, moisture problems, cracking, movement, or safety concerns.
Our responsibility is to complete work that is sound, clean, and professional. Sometimes that means stopping to address an issue before continuing. Sometimes that means recommending additional repairs. Sometimes that means explaining why the original plan needs to change.
That is not a delay for the sake of delay. That is part of doing the job correctly.
